Villa inspection Phuket: before you buy
A pre-purchase villa inspection in Phuket covers accessible rooms and agreed outdoor areas. A detached home has more surfaces exposed to rain and ground moisture than an apartment: the roof, terraces, pool and grounds need separate attention. The engineer records visible findings and limitations so the buyer can understand which areas may need further technical investigation.
Roof, waterproofing and Phuket weather
The roof is checked where visible from the ground and accessible balconies. The engineer records apparent damage, junctions, rainwater drainage and staining on surfaces below. Indoors, ceiling marks, swollen finishes and damp areas around windows can be relevant. Hidden roof layers and waterproofing beneath finishes cannot be checked without opening the construction. A visible stain alone does not establish the exact cause of a leak.
Monsoon rain puts additional demands on drainage. High humidity can accompany mould and damaged finishes, while salt in coastal air can contribute to corrosion of exposed fixings and metalwork. Terraces and external walls are checked for visible signs of standing water, damaged joints and detached finishes. Dry weather during the visual inspection limits what can be concluded about how the building behaves in a downpour.
Pool, equipment and grounds
Around the pool, the engineer records accessible surfaces, the surrounding deck, visible cracks, damaged joints and moisture near equipment. In the plant area, accessible pipe connections, pumps and filters are checked for visible leakage and corrosion. Operational checks depend on connected services and permitted access. A visual inspection does not establish the watertightness of the whole pool shell or of pipes buried underground.
The grounds review considers paths, steps, barriers, accessible drains and visible damage to paving. Indoors, the scope includes windows, doors, finishes, accessible plumbing and visible electrical fittings. Before the visit, list separate buildings, locked rooms and plant areas because these affect the scope. If an area is inaccessible or unsafe to approach, it is recorded as unchecked. The report should make those limitations clear to the buyer.
How the visual inspection works
Share the property type, area, size and preferred date through the bot. Arrange entry with the seller or agent and confirm access, water and electricity. The engineer checks accessible areas, photographs findings, records video and notes limitations for the report. Unchecked equipment is identified separately, not assumed to work.
What the report contains
Findings include photographs and locations. The approximate repair budget indicates the scale of work, without replacing a contractor's quotation. The report describes conditions at the time of the visit; it cannot guarantee the absence of concealed defects or future leaks. Use it to prepare questions for further technical investigation.

What we don't do
- We don't check documents or title — that's a job for a lawyer in Thailand
- We don't open up structures or run lab tests: the inspection is visual
- We don't value the property or advise whether to buy
We record the actual condition of the property and take no part in negotiations with the seller. The buyer makes the purchase decision.
